Just Listed on Capitol Hill

More than a few competitive listings are out this weekend, with sellers likely wanting to beat the holiday. If there were ever a time in the past two years to pick up a good Capitol Hill house in the $700s, it is now!

1412 K St. SE — Open Sunday 1-3 p.m. Seemed pricey on paper at $749,000 for a two-bedroom, but it is not. I loved it. A really nice surprise by the Potomac Avenue Metro station. Very artsy and really pulled together well.

1429 East Capitol St. SE — Open Sunday 1-4 p.m. A block and a half from Lincoln Park, an incredible buy at its list price, and perfectly nice as is, but could use a little sprucing.

1738 Bay St. SE — Open Sunday 1-3 p.m. Very close to the Stadium Armory Metro station, quiet Congressional Cemetery. Nice renovation and big. Another really good buy at $759,900.

307 E St. NE — Open Sunday 1-3 p.m. Another big (nice) surprise in the mid-$700s. Super clean. Almost sleek. A wonderful little studio/carriage house in the rear.

In my humble opinion, the only reason that each of my picks this week would not perform above their respective list prices is because they are all on the market at the same time. Option paralysis anyone?
